To achieve excellence in design on a site with such local significance, Makris ran a design competition in 2020 with five of Australia’s leading architectural firms. From this process, award-winning architects, Elenberg Fraser, were appointed to develop a design that capitalises on the site’s unrivalled Broadwater aspects and subtropical environment. Through collaboration with a broad team of expert consultants, the outcome is a true celebration of southeast Queensland’s landscape and marine environments.

The new Marina Mirage is a one-of-a kind celebration of Southeast Queensland’s most desirable Broadwater and botanical settings. For the first time, the proposed $500 million redevelopment will offer a limited collection of timeless residences and villas and a boutique hotel offering 110 resort rooms which combine understated luxury with contemporary Australian design that permeate a strong sense of place.

The existing Marina Mirage shopping centre, and its recently completed 78-berth superyacht marina, is located within the Spit Master Plan which outlines a vision to revitalise the area into an ecological tourism, recreation, and leisure destination.  

While adopting a low-rise character and charm to align with the Spit Master Plan, the development proposes a stunning and innovative mix of elements to elevate the outdoor lifestyle which the Gold Coast is loved and renowned for. Building on the success of the waterfront dining experience at Marina Mirage, a hand-picked selection of world-class restaurateurs have been carefully curated to further enhance the culinary offering. The expansion of the new Broadwater allows the public to connect to the water’s edge and enhances the transition between land and sea.

Wellbeing and rejuvenation will be a central theme of the mixed-use development, complimented by bespoke, Australian retail boutiques all of which will be placed under the site’s iconic sails which are renowned nationally and raise awareness for many causes. The integrated public space is aimed to deliver a sustainable environment that benefits both present and future generations. The peaceful palm garden pools, Superyacht Marina and the calm waterways sets picturesque scene and a new special narrative for relaxation and wellness, waterfront dining and boutique shopping and for the first-time, a luxury hotel and residences. The new Marina Mirage is the reimagination of one of Australia's most prominent parcels of land.

Makris continues to drive transform on The Spit in line with the State and City Council’s combined Masterplan vision. Our desire to grow the Gold Coast economy through responsible development will result in 500 direct jobs during construction and 460 direct and indirect jobs during the operational phase.
